For decades, luxury real estate sales have relied on brochures, static scale models, and imagination-driven storytelling. But when buyers are investing in premium 4BHK residences in one of Mumbai’s most aspirational neighborhoods, imagination alone is not enough.

That’s where INK IN CAPS stepped in.

As a Design + Tech + Experience company focused on building immersive digital ecosystems, INK IN CAPS partnered with Rustomjee to completely reimagine the buyer journey for 180 Bay View, Matunga — transforming a traditional sales gallery into a fully interactive, Unreal Engine-powered experience center.

The vision was clear:
Replace uncertainty with immersion.
Replace static presentations with real-time interaction.
Replace “visualization” with emotional ownership.

Powered by INK IN CAPS’ experiential technology capabilities and its immersive product ecosystem, the project introduced a four-zone digital journey that redefined how luxury real estate is sold.

🔹 Zone 1 — IoT Scale Model & Curved LED Experience
The journey began with a synchronized physical-digital storytelling setup featuring a 20ft curved LED wall integrated with an IoT-enabled architectural scale model. Using an iPad interface, sales teams could instantly illuminate specific towers, floors, and units while displaying corresponding elevation visuals in ultra-high resolution — creating immediate spatial clarity for prospective buyers.

🔹 Zone 2 — 1:1 Amenities Visualization
Luxury is emotional. To communicate lifestyle rather than specifications, INK IN CAPS deployed a large-format L-shaped LED environment showcasing amenities at life-size scale. Buyers could experience gyms, lounges, and social spaces in immersive 4K detail, bridging the gap between concept and reality.

🔹 Zone 3 — The Window View Experience
One of the defining USPs of the project was the “Window View” simulation. Through a massive 42ft LED installation, prospective homeowners could visualize the exact skyline perspective from their apartment — including morning, afternoon, and sunset lighting conditions overlooking the Arabian Sea. This transformed the “view” from a promise into a lived experience.

🔹 Zone 4 — Smart Discussion Room & Digital Twin
The final zone introduced a real-time Digital Twin environment where buyers could navigate unit layouts, interiors, neighborhood stories, and location advantages interactively through touchscreen-driven rendering systems. Instead of a conventional sales pitch, the experience became collaborative, data-rich, and highly personalized.

The business outcomes demonstrated the growing power of immersive PropTech experiences:

✔️ Customer engagement time increased from approximately 20 minutes to over 50 minutes
✔️ More than 700 interactive demos conducted within the first month
✔️ All 4BHK variants sold despite the presence of only one physical sample flat
✔️ 75% reduction in printed collateral, significantly improving operational efficiency and sustainability
